Residential Landlord/Tenant Matters. Our real estate attorneys have extensive knowledge and experience resolving matters under the Chicago Residential Landlord and Tenant Ordinance. In the city of Chicago and throughout the greater Chicagoland area, we represent clients in the negotiation and preparation of leases and in mediating or litigating all types of lease disputes, including those involving unpaid rent, obtaining payment for property damage, forcible entry and detainer (evictions), and handling disputes over security deposits.
Commercial Real Estate Transactions. We assist clients in the purchase and sale of commercial properties and businesses, and with commercial zoning and development matters. We perform commercial title and survey review, and advise clients with respect to a wide range of commercial property related concerns including property tax issues, code violations, and environmental matters. We assist clients in obtaining financing for commercial property and projects.
Commercial Landlord/Tenant Matters. We will prepare and negotiate commercial leases and litigate forcible entry and detainer (evictions) and holdover actions on behalf of commercial clients.
Investment Properties. We advise clients in the process of IRS Code Section 1031 tax-free exchanges. Our knowledgeable real estate attorneys help clients with real estate investments defer capital gains with exchanges of like-kind property.
Real Estate Loans and Distressed Properties. We help clients protect real estate investments during times of financial difficulty, by guiding them through the short-sale process, or assisting with mortgage loan modification, and foreclosure defense.
Condominium and Association Law. We assist clients with the full-range of matters arising under the Illinois Condominium Property Act, including issues relating to insurance, condo association governance, reserve accounts, special assessments and restrictions placed on residents. (765 ILCS 605).
